This is Willow Springs' single biggest advantage. It's roughly 1.5 hours (about 108 miles) from the DFW Metroplex — the shortest drive to Lake Texoma of any community we cover. Sitting on the far east end puts it nearest the US-69/75 corridor straight down toward Dallas, so for a weekend lake place you can reach without burning half a Friday, it's hard to beat. Durant and the Choctaw Casino & Resort are about 13 minutes away, which puts full-size grocery, retail, dining, and entertainment closer here than at most lake communities. The community is built around Willow Springs Marina & Resort, a family-oriented destination with waterfront cabin rentals, RV and camping sites, boat and pontoon rentals, kayaks and paddleboards, a swim beach, and picnic areas. Two features set it apart from other Texoma marinas:

  • Willow Wipeout — a large floating obstacle course (slides, climbing features, and a kids' area) right off the marina. It's the kind of on-the-water family attraction you won't find at most lake communities, and it's a real draw for families with kids.
  • The Ridge at Willow Springs — an outdoor wedding-and-event venue overlooking the lake. If you're buying with an eye toward hosting (or renting to event guests), it's a genuine differentiator.

Based on current portal activity, residential listings around Willow Springs generally run $150K–$400K+, with vacant lots starting lower — recent lot sales have landed in the $150K–$160K range, and lots near the marina with utilities already in have listed from the mid-$100s. The property mix skews toward cabins, manufactured homes, rural acreage with lake views, and near-water residential. As a rule, Bryan County carries a smaller lake premium than Marshall County, so dollar-for-dollar you often get more land here for the money — with the tradeoff that it's farther from the Kingston-side communities.

Beyond that, Durant — about 13 minutes out — is your hub for full grocery, a Walmart, restaurants, the Choctaw Casino & Resort, and healthcare, with urgent care and a hospital ER all in town. Chickasaw Pointe Golf Club and Lake Texoma State Park are both within roughly 5–10 minutes. It's rural, so plan a real trip for big shopping — but because Durant is so close, everyday needs are easier to reach here than at most lake communities.

What is life like at Willow Springs?

Chickasaw Country's tourism site describes this stretch as the “relaxation side of the lake,” and that's a fair read: it's quieter and more family-oriented than the marina-party communities on the western Oklahoma shore. The draw is easy lake recreation — boating, kayaking, the Willow Wipeout course, and striper fishing (Texoma is the only inland lake in the country where striped bass reproduce naturally) — paired with Durant's amenities a short drive away. The wedding venue at The Ridge adds an event element you won't find elsewhere. If you want family-friendly lake homes with less crowd and a shorter drive from Dallas, this side fits.

What should I know before buying near Willow Springs?

The honest tradeoffs, so there are no surprises:

  • It's Bryan County, not Marshall — different schools (Silo), assessor, and tax rolls than the Kingston-side communities. Neither better nor worse, just different; know which county you're buying in.
  • It's farther from Kingston — roughly 25–30 minutes from Kingston proper, so it's farther from ADR's Kingston base than the Marshall County communities. We still cover it; just factor the distance into showings.
  • It's rural — beyond the marina and SneakyTiki, most errands mean the ~13-minute drive to Durant. Most properties run on septic and rural water; fiber is limited, so fixed wireless and Starlink are common.
  • Corps dock rules apply — same tight USACE permitting as the rest of the lake; verify any dock's license and transferability.
  • Verify road access and flood zone per parcel — access is mostly paved county roads, but confirm condition and FEMA flood-zone status before you build or buy.

Willow Springs has always felt like one of the better entry points into Lake Texoma ownership to me. It's generally a more affordable area with a lot of mobile homes and smaller lake properties, which makes it appealing for buyers who want lake life without jumping straight into higher price points. The marina here is smaller and quieter than some of the bigger hubs on Texoma, but one thing people don't always realize is how close you are to the action — by boat or car, Catfish Bay and a lot of the activity around the Roosevelt Bridge are just across the water. If you're looking for a first lake place, a weekend getaway, or simply a more budget-friendly way to get near the lake, Willow Springs can make a lot of sense. There's also some new energy around the marina area with the floating water obstacle course gaining popularity, which has added a fun family element. If you're after high-end custom lake homes, luxury amenities, or a polished marina scene, this probably isn't your spot, but for affordability and access to lake fun, I've always thought Willow Springs deserves a look.

Recent & upcoming development

A couple of signals worth watching. Silo Public Schools passed a facilities bond in November 2025 — a sign of growth on the Bryan County side of the lake. And a 50-acre undeveloped parcel near Sand Point, adjacent to Corps land in the Willow Springs vicinity, came to market in 2025, pointing to ongoing development interest on this end of Texoma. Lake-wide, the Pointe Vista / Hard Rock project near the state park cleared its TIF vote in late 2025 and is expected to lift interest across the whole lake over time.
